The Golf club was formed in 1979 and is a member of the Victorian Golf Club. Members of the golf club meet every Saturday so that they can play 18 holes at the picturesque. The club has lush fairways, flat tees as well as well-maintained greens. The pavilion enables spectators watch golfing events with comfort and offers a pleasing environment resulting from improved vegetation cover. However, the management of the club has realized that there is the need to increase the use of the facility. The store room is located behind the conference room. The conference room measures 20 m by 15 m, the toilets cover a total area of 300 m2, the changing room is square shaped and covers an area of 100 m2. There is a single entrance into the club house which is used by guests entering into the conference hall as well as players who enter into the changing room. The conference hall measures 18 m by 15 m. This is small and cannot be used for large conferences. The changing room is shared by both players and the referees. It is also observed that there is a wide walkway which results into lack of space utilization. The new design needs to account for utility of space. This has necessitated the need to create a referee room. The store only measures 15 m by 20 m. this is small and does not meet the store requirements for the facilities of the club. Images Figure 2. This is a convenient location that allows players to move easily from the changing room into the field to participate in the field events. Furthermore, it is a design which ensures sports facilities are moved easily from the club house to the field. These facilities include equipment such as balls; rackets and any other requirement that enable players conduct sporting activities. However, the current state of the club house and the pitch requires that a number of improvement need to be made in order to improve the capacity of the Oakleigh Golf Club to host more competitive events. Some of the improvements are explained below. 1. Improvement of the club house The process of improvement of club house will be aimed at improving is ability to perform a number of functions that it is unable to perform at its current state. In order to achieve this, the club house improvement process will involve a series of other activities as explained below. 1.1. Improvement of the conference hall The conference hall will be expanded so that it can hold other functions such as officials’ meetings players and coaches’ conferences as well as conferences aimed at performing social functions. The first improvement will involve improving ventilation of the hall. This will involve creation of more windows on the walls of the hall so that lighting and air circulation can be achieved. In addition, the hall will be furnished with the latest design of conference chairs and tables so that executive meetings can be held in the halls. The lighting systems will be improved and a backup of the power supply will be developed so that power blackout does not affect any ongoing conference activity. The conference hall will be provided with air fans that facilitate air conditioning as well as air circulation in the room. There will also be air conditioning equipment in the hall to maintain the temperature of the hall at a particular temperature. Each corner of the hall will be fitted with fire extinguishers to improve emergency preparedness of the hall management. The hall will also be provided with a connection to water supply system so that users who need water do not need to go to other sections of the hall. There will be an entrance into the conference hall from outside so that there is no interference with people entering the club house for other activities. 1.2. Creation of a new change room The new change room will be created specifically for players. This is because the current changing room is shared by both the players and the referees and it is less adequate to cater for the needs of players. An example of an improvement to be made is increasing the total area of the changing rooms to 15 meters by 8 meters. The main improvements within the change rooms will be creation of seats to be used by players and seats for coaches, there will be cupboards for each player as well as 10 showers. The rooms will be provided with adequate lighting and ventilation by creating more windows so that artificial lighting is not necessary during the day. The windows will be glass windows so that light penetration into the room can be facilitated. Artificial lighting will also be provided by installing light bulbs on the celling of the room. There will be air conditioning systems in the change rooms so that the temperatures of the rooms are maintained at a constant level. The rooms will be provided with fire extinguishers as one of the safety requirements during a building construction. The change rooms will also be provided with wardrobes where players can keep their personal attires and change into the sports attire with the consideration of their privacy. There will also be an exit door for players so that they can leave the change room into the field without using the same door with other people entering or leaving the club house. It is believed that this design of the change room will be universal and will serve the needs of golf players in an effective manner. 1.3. Creation of interior toilets The interior toilets will be improved by providing them with water closets and flushing systems. There will be adequate lighting in the toilets. The toilets will be ventilated by creating windows of the right sizes to allow entry of natural light. There will be adequate number of toilets on the men’s side as well as the right number of toilets on the women’s side. The toilets will be located on the interior section of the clubhouse so that privacy of users is assured. The walls of the toilets will be improved by painting and removal of stains. The drainage system will be created so that wastes from the toilets are conveyed to the drainage system of the municipality. An adequate required for the toilets of both men and women have been suggested to be one that measures 7 meters by 3 meters. These measurements will be accounted for during the construction of the toilets. 1.4. Creation of referee rooms The changing room for the referee will not require much space compared with that of the players. It has been suggested that the right changing room will measure 4 meters by 3 meters and will be composed of four rooms. Each room will be assigned to a single referee. The rooms will be provided with wardrobes so that the referees can store their clothes while changing into officiating attire. There will be adequate lighting so that the referees can see well when they are in the rooms (Maguire, Jarvie, Mansfield & Bradley, 2002). The changing rooms for the referees will be provided with windows so that natural lighting can be achieved during the day. This will eliminate reliance on electricity thus reducing cost of electricity. The walls of the rooms will be painted or tiled to create an attractive appearance. The rooms will be provided with external doors that they can use to enter and leave the room without the need to share the same door with other people who enter the club house. 1.5. Creation of a kitchen and canteen The total area to be occupied by the kitchen and the canteen is estimated to be 7 meters by 5 meters where the canteen will cover a total area of 10 m2 and the kitchen will cover an area of 20 m2. The kitchen will cover a larger area because it will be composed of the cooking area and the guest room where serving of meals takes place. The kitchen will be fitted with cookers that can cook food for a considerable number of people as well as connection to the water supply system. This is aimed at ensuring availability of water for the functions in the kitchen. The kitchen will also be fitted with a drainage system which enables users of its facilities dispose waste water to the municipality without polluting the environment of the club house. There will be adequate ventilation of the kitchen by creation of windows. Ventilation will also be important because the kitchen involves activities that generate heat, thus, there is a need to provide methods of eliminating excess heat from the kitchen. Ventilation objective will also be met by creating chimneys which will enable the direction of smoke from the kitchen to the sky without polluting the air within other sections of the club house. It is also expected that the kitchen will be provided with its store where various food materials to be cooked can be stored. The guest room will be provided with furniture such as tables and chairs so that guests can use them during serving process. The guest room section will be fitted with adequate lighting and ventilation so that air circulation in the room is enabled. Light bulbs will be fitted to provide artificial lighting and there will be fans that facilitate air circulation in both the kitchen and the guest rooms. The walls of the kitchen and guest room will be painted with a specific color to improve their appearances. The canteen will be provided with adequate ventilation and lighting. The door to the canteen will be located on the outside section of the club house so that shoppers can access the products sold. The canteen will mainly be involved in provision of refreshments and fast foods for players and guests in the club house. 1.6. Creation of parking area The parking area is the location where vehicles such as cars, motorbikes and bicycles. It is estimated that the parking capacity for the Sandy Lodge club house will be 30 vehicles. This shows that an adequate parking area will be required. The area set aside for parking will be selected among the surrounding areas of the club house. This will be followed by leveling the area so that undulations and irregular topography is eliminated. Rock debris will be removed and the soil will be compacted by use of compacting machinery. Asphalt will be applied on the untreated aggregate after which concrete surface will be created. The asphalt base course materials will be placed on the prepared subgrade and spread according to the indicated guidelines. Before placement of pavement layers, the course will be cleaned and a tack coat of diluted emulsified asphalt will be applied. The materials for the surface course will be asphalt concrete mix and the asphalt surface will be ¼ inch in 10 feet as measured in any direction. Irregularities in the surface of the pavements will be corrected directly behind the paver. The next activity will involve creation of parking stalls. The selected area will be tiled so that vehicles that are parked do not get into contact with mud that can make their wheels dirty. A parking angle of 45o will be selected and traffic lanes will be created so that each vehicle owner is able to know the exact place here the vehicle needs to be parked. The parking space will be marked by use of yellow and white colors where areas that are prohibited for parking will be marked yellow and those where parking can be done will be painted white. The design of the parking area will account for drainage requirements. In order to achieve this, there will be small tunnels that direct water from the parking space to the main drainage system. Furthermore, the parking area will be designed in a slightly sloping manner with the sloe facing the direction of drainage. This will ensure natural drainage of rain water from the parking area to the main drainage system. The natural appearance of the parking area will be improved by planting flowers on the pavements. 2. Improvement of the Golf Course The improvement of the golf course area was inspired by the idea that the key to accomplishing a balance of a golf layout so that a range of golfers’ skills are appeased provides emphasis on ‘risk and reward’ design. The main activities that will take place during the process of improving the golf course include the following. The ‘risk and reward’ philosophies are to present a number of options to the skills of the player in making shots. 2.1. General improvements The general improvements for the golf course will involve improving accessibility to the golf course from the club house. This will be achieved by creating an access path from the club house. This will enable players and spectators move freely into the location where the events are taking place. The mounds of irregular sections of the golf course will also need to be leveled and area where there is no grass will be covered by planting grass. In addition, drainage from the golf court to the main drainage system will be enhanced by creating channels which connect the golf course to the main drainage system. The vegetation in the areas where golfing events take place will also be cleared so that a larger area is obtained that enables the players perform their golfing activities effectively. An example of an improvement will be modification of the central bunker to get a narrow appearance from the tee. As a result, it will be possible to create a left and right alternative for the people involved in golfing activities. It improvements will also involve formalizing the path along the sides of tees as well as creating open playing areas that allows sunlight penetration by removing excessive vegetation. In hole 5, it has been observed that the first half of the golf hole is considerably narrow and has a tight landing area while there are trees that encroach into the hitting zone. This has resulted into a considerably narrow landing zone on the whole golf course and the problem has been exacerbated by the existence of a fairway trap that exists on the left as well as the existence of vegetation on the surrounding sand. The improvement tasks will include trimming large pines on the right. Large trees will be removed to enable visibility of the playing area. In order to model a new pond, there will be remodeling of the 6th hole. The pond will ensure errant balls are caught and minor shaping works will be done on the right section of the 5th fairway so that small mounds are removed and visibility is enabled into the new pond when it has been created. The monitoring activities will include observing weather patterns and establishing whether there is inadequate rainfall so that irrigation is done. Furthermore, pesticides will be applied to the vegetation to ensure the grass and the tress in the golf area is protected from attack by pests. The pesticides will need to be stored safely after uses so that they are not used in a wrong way or for a purpose that results into negative impact on people or vegetation. During the maintenance process, there are a number of wastes that will be generated. These wastes will include grasses, leaves from trees and twigs from trees. It will be necessary to ensure these wastes are managed effectively. The maintenance team can decide whether to recycle wastes of dispose them. Some of the wastes that will be recycles include grass clippings, pesticide rinsates, motor oil and solvents. 2.2. Creation of the 10th hole Due to the increased demand for additional space, the improvement process will involve creation of a 10th hole. This is because presently, the club has only 9 holes and there is an increase in the number of Melbourne residents who prefer playing golf as a sporting activity. The first activity will involve clearing bushes and trees in the tee area. This will be followed by making the soil compact and become more stable. Grass will be planted in the area and maintained by trimming and spraying using insecticides. The tee will be created by creation of a tee box. This will involve ensuring the tee area is flat and grass is kept as low as possible. The fairway will be created by creating an open space that connects the tee and the green. A water hazard will be created in the section by digging a pond along the fairway. A bunker will also be created along the fairway by creating a hole of approximately 2 meters in diameter and 30 centimeters deep and creating a layer of sand as the top layer of the bunker. This will involve clearing any vegetation in the fairway, filling up ditches and making the ground more uniform. The green will be created by ensuring the grass in the area designed for the green is short enough to allow movement of the ball along the ground. The hole section will be created by maintaining grass as low as possible and a flag will be erected in the center of this section. This will be followed by creation of a cup in the hole section to act as the target of the golfer when golfing. The design of the new hole will be as illustrated in the figure below. Equipment to be used during the maintenance process An example of an important equipment to be used during the maintenance process is a moving machine such as riding mowers for fairways or greens, a variety of walking mower types as well as trimming mowers. The function of the mowers will be to trim the grasses so that the right height is attained. The trimming mowers will be used during maintenance of the heights of hedges and flowerbeds. In addition, the maintenance professionals will be provided with tractors and trucks that will facilitate earth movement and dumping of excavated earth materials from the golf course. The tractors and earth movement machines will also facilitate filling up ditches in areas where they are not required. Sprayers and spreaders will also be required such as high-volume tractor mounted sprayers for the purpose of spraying the grass and vegetation so that they are protected from infections by bacteria and other diseases. The spraying interval will be maintained at after every five days and chemicals will be procured so that the grass is kept healthy and free from infections. Jeeps will also be used for the purpose of snow plowing. The maintenance team will also need hand tools such as shovels, spades, rakes and seedeaters for various purposes such as trimming vegetation and hedges. 3. Advantages that will be derived from the renovation of the Sandy Lodge Golf Club It is observed that Oakleigh Golf Club will be in a competitive position to host competitive events which will generate high revenue that will be beneficial for the club. The residents of Melbourne will also prefer to use the club in preference to other golf clubs in Melbourne. In addition, the improvements of the club house will result into placement of the club in a better position to host events such as larger conference events that will generate high revenue for the club. The management of golfing activities will also be facilitated by the existence of a conference hall. The existence of a canteen and a kitchen will ensure members are able to enjoy refreshments as well as food without the need to travel longer distances to get these requirements. The adequate parking space will enable vehicles and bicycles to be parked safely while members attend golfing events. Furthermore, the improvement of the golf court will ensure spectators and players are able to derive maximum satisfaction from watching the events that take place during a golfing tournament.
